At Tides to Pines Vacation Rentals by Casago, operated by T2P Maine LLC (“Tides to Pines,” “we,” “our,” or “us”), we respect your privacy just as much as we value your experience. This Privacy Policy describes how Tides to Pines collects, uses, and shares information in connection with property rentals, management, marketing, and guest services (collectively, the “Services”).

Mobile phone numbers, SMS opt-in data, and consent collected for the purpose of text messaging will not be shared, sold, or rented to any third parties or affiliates for marketing or promotional purposes under any circumstances. 7. SMS Terms & Conditions By providing your mobile phone number and opting in to receive messages, you agree to receive transactional and marketing text messages from Tides to Pines Vacation Rentals.
  • Message Frequency: Message frequency varies based on your reservations and interactions.
  • Opt-Out: You can opt-out of text alerts at any time by replying STOP to any message we send. After replying STOP, you will receive one final confirmation message, and we will no longer send text messages to your phone.

By booking with Tides to Pines by Casago, operated by T2P Maine LLC (“Tides to Pines,” “we,” “our,” or “us”), you agree to the following terms and conditions.

Booking & Payment A fifty percent (50%) deposit is due at the time of booking, this deposit is non refundable. Any remaining balance is due sixty (60) Days prior to arrival as outlined in your reservation. All pricing, taxes, and fees are displayed at checkout. By completing your reservation, you agree to all terms, policies, and property-specific rules.

Cancellation Policy Reservations may be canceled at any time; however, all payments made are non-refundable unless otherwise stated in the specific listing. We recommend purchasing travel insurance. No refunds will be issued for weather, travel delays, or circumstances beyond our control.

Check-In & Check-Out Check-in is typically at 4:00 PM and check-out is at 10:00 AM unless otherwise noted. Failure to depart on time may result in additional charges. Standard checkout procedures apply to all properties; however, additional instructions may be provided based on the home. Guests are expected to leave the home in a clean and orderly condition, including removing trash, emptying the refrigerator, securing windows and doors, and following any property-specific guidelines.

Occupancy & Use Guests must comply with the maximum occupancy listed in the property details. The booking guest is responsible for all occupants and their behavior. Parties, events, and large gatherings are not permitted.

Pets Only pre-approved dogs are allowed at designated dog-friendly properties. All pets must comply with the dog addendum, rules, and policies provided prior to arrival.

House Rules & Property Use All properties are non-smoking. Guests must follow all posted house rules, local laws, and regulations, including those related to noise, parking, and fire safety. Violations may result in additional fees or removal from the property without refund.

Consumables & Supplies A starter supply of basic items is provided, including paper towels, toilet paper, soap, and trash bags. These items are not replenished during your stay. Guests are responsible for any additional supplies needed.

Property Condition & Maintenance Homes are privately owned and provided as described at the time of booking. Guests should report any issues upon arrival. While we respond promptly to maintenance concerns, refunds will not be issued for minor inconveniences or issues beyond our control, including weather, utility outages, or external factors.

Damages & Fees Guests are responsible for any damage caused during their stay beyond normal wear and tear. A damage waiver may apply; however, additional charges may be assessed for damages, missing items, excessive cleaning, or rule violations. The credit card on file may be charged accordingly.

Utilities & Services Utilities, internet, and TV services may vary by property and can be affected by weather or service disruptions. Interruptions do not qualify for refunds.

SMS & Mobile Communications (TCR Compliance Clause) By providing your phone number and opting into text messaging from a web form, booking platform, or other medium, you agree to receive SMS text messages from Tides to Pines.

  • Types of Messages: You can expect to receive automated and manual text messages regarding your reservations and inquiries. This includes booking confirmations, check-in/check-out instructions, property access codes, stay-related alerts, and customer care responses.
  • Message Frequency: Messaging frequency may vary based on your active reservations, requests, and interactions.
  • Message and Data Rates: Message and data rates may apply. Please contact your mobile service provider for details on your texting plan.
  • How to Opt-Out: To opt out at any time, text STOP to any message you receive from us. After texting STOP, you will receive one final confirmation text, and we will no longer send text messages to your mobile device.
